Property Management Erlangen

Letting and management in the university city – even when tenants change often.

Our services in Erlangen

In Erlangen we particularly support landlords and investors whose flats change tenants frequently. We make sure every change runs smoothly, deposits are handled correctly and your flat is let again quickly – even if you live far away yourself.

Erlangen: university, medicine and a baroque new town

Erlangen is a university city and home to large employers in medical technology, research and industry. The Friedrich-Alexander University and the university hospital shape city life, and many people move to Erlangen for their studies or work – often only for a few years.

Erlangen is also special in terms of town planning: its new town was laid out at the end of the 17th century for Huguenots who had fled France. Its straight streets and uniform façades can still be seen clearly today. The city is also known for the Bergkirchweih, a festival held every year around Whitsun.

Letting to students and employees

Where many people only live for a while, tenants change more often. Every change means work: flat inspection, deposit settlement, decoration questions, new viewings and a new tenancy agreement.

We organise these steps for you. We document handovers with a report and photos, so there is no dispute about damage later. We also record in writing how many keys were handed over. We check new applicants carefully, so the flat does not stand empty for long and still goes to the right tenants.

Deposits, fixed terms, furnished flats: knowing the rules

With frequent changes of tenant it pays to look closely at the rules. The deposit may not exceed three months' rent excluding service charges and must be kept separate from the landlord's own assets. We make sure this is done correctly and that the deposit is settled transparently after the tenant moves out.

In a university city many landlords would like fixed-term tenancies. However, a fixed-term tenancy is only possible for a reason recognised by law, for example if you want to use the flat yourself later. The rules on rent levels also apply to furnished flats. We discuss with you which type of contract suits your flat.

A flat in Erlangen as an investment

If you own a flat in Erlangen as an investment, you often don't live nearby yourself. With individual unit management we take care of everything relating to your flat: rent collection and reminders, the service charge statement, repair orders and coordination with the building's WEG manager.

The tasks are clearly divided: the WEG manager looks after the common property such as the roof, façade and stairwell, while individual unit management looks after your flat and your tenancy. Once a year you receive a clear overview of income and expenses from us. Your tax adviser answers the tax questions – we supply the figures.

Apartment buildings with many owners

Erlangen has many buildings with small flats that were sold individually to investors. Such associations often have many owners who live far away. Organising an owners' meeting and reaching valid decisions is then particularly demanding.

Since the WEG reform, the association can decide that owners may also take part in the meeting online; under certain conditions, purely virtual meetings are even possible. We work out with you which format suits, send out documents in good time and make proxies easy. That way owners who do not live in Erlangen can also have their say.
