Our services in Lauf an der Pegnitz

In Lauf and the Nürnberger Land district we are the contact for owners who cannot or do not want to look after their let flat themselves – whether for lack of time, because of distance or after an inheritance. You stay in control; we do the work.

Lauf an der Pegnitz: county town with an imperial castle

Lauf is the county town of the Nürnberger Land district and lies east of Nuremberg on the river Pegnitz. Its landmark is the imperial castle, the Wenzelschloss, built in the 14th century under Emperor Charles IV. The market square with its gabled houses shows how prosperous the town was early on.

The S-Bahn takes you to Nuremberg quickly, which makes Lauf a popular place to live, also for people who work in the city. The old town is surrounded by residential areas with houses and apartment buildings, plus the villages of the wider district.

If you don't live nearby

Many owners of let flats do not live near their property – some have moved away, others have inherited the flat. Through individual unit management we handle the tasks you would otherwise have to travel for. We commission urgent repairs straight away; for larger expenses we check with you first, as agreed.

These include contact with the tenant, checking rent payments, commissioning tradespeople and liaising with the manager of the owners' association. On request, we can also represent you at the owners' meeting with your power of attorney and vote as you wish.

Reports you can understand

You regularly receive a report on your flat from us: rent received, costs, upcoming works and important resolutions of the association. At the end of the year we summarise income and expenses clearly, so you can use the figures for your tax return.

This way you keep track without having to deal with every detail yourself. On request, you can also receive receipts and statements digitally.

Inherited a flat? What happens next

It is not unusual for a flat in the Nürnberger Land district to change hands through an inheritance. An existing tenancy simply continues – the heirs take the place of the previous landlord. The monthly contributions and the obligations towards the owners' association also pass to them.

We help you keep track during this phase: we inform the tenant and the WEG manager, make sure rent and contributions keep flowing correctly, and put together the documents needed for the notary, the probate court or the land register. Please clarify legal and tax questions about the inheritance with a notary, a lawyer or your tax adviser.

When the rent does not arrive

Especially if you live far away, you often notice missed payments late. We check incoming rent every month and react immediately if a payment is missing: first with a friendly reminder, then with a formal reminder.

Often a conversation helps, and a payment plan solves the problem. If arrears nevertheless grow to a significant amount, termination without notice may be an option. We look into this together with you and a tenancy lawyer. What matters is acting early, so the damage stays small.
