Property Management Fürth

Management for Fürth's period and listed buildings – with forward-looking renovation planning.

Our services in Fürth

In Fürth we support owners' associations and landlords whose buildings often have a long history. We combine day-to-day management – statements, meetings, tenant support – with forward-looking planning for renovations in which the building fabric and heritage protection play a special role.

Fürth: a city full of listed buildings

Fürth lies just a few kilometres north-east of Zirndorf and, with more than 2,000 listed buildings, has one of the highest concentrations of historic monuments in Germany. Grand late-19th-century façades such as those on Hornschuchpromenade, townhouses in the old town and many 19th-century apartment buildings shape the cityscape. Often it is not just a single house but a whole ensemble that is protected – in that case the rules also apply to buildings that are not individually listed.

Germany's first railway ran between Fürth and Nuremberg in 1835. The two cities are still closely connected today, and for many owners Fürth is the quieter alternative to its big neighbour.

Renovating a listed building: plan early instead of fixing later

Under Bavaria's heritage protection law, many works on a listed building need permission – from replacing windows to the roof covering and the façade. If this is considered too late, works are delayed or have to be redone.

We therefore include such works early in the maintenance plan and coordinate resolutions, permits and contractor dates. For landlords, increased tax depreciation for listed buildings may also be of interest. It requires a certificate from the heritage authority, and the works should be agreed with the authority before they start. Please clarify the tax details with your tax adviser.

Managing period buildings: what matters in Fürth

Many apartment buildings in Fürth have timber-beam ceilings, old pipe networks and cellars that need regular checks. We arrange inspections, obtain quotes from specialist firms and document the condition of the building in a way that is easy to follow. If there is damp or cracking, we call in experts before the damage gets worse.

This way, owners' associations and landlords always know which works are coming up and roughly what they will cost.

Changing manager: securing the building's history

With old buildings in particular, knowledge about the building is valuable: plans, earlier permits, conditions set by the heritage authority, expert reports and maintenance records. When the manager changes, such documents are easily lost or end up scattered among individual owners.

When we take over an association in Fürth, we request the complete documents from the previous manager, review them and file them in order. If something is missing, we say so openly and try to obtain it. That way the next renovation rests on a solid basis. A complete building file is also an advantage when a flat is sold.

Saving energy in period buildings

Old buildings should use less energy too. For a listed building this means weighing things up: external insulation is usually out of the question on a historic façade, and new windows have to match its appearance. That is why special rules apply to listed buildings when it comes to energy requirements.

Even so, a lot can often be achieved, for example by insulating the top-floor ceiling or the cellar ceiling, with modern heating controls or by balancing the heating system. We obtain quotes for this, involve an energy consultant where needed and check in advance which subsidies may be available. That way the association decides on a sound basis.
