Property Management Schwabach
Lean WEG management for small owners' associations in the gold-beaters' town.
Our services in Schwabach
For buildings where a few owners share one association, we offer WEG management in Schwabach that meets every legal duty without being needlessly complicated – including when a flat changes hands.
Schwabach: the gold-beaters' town with a historic centre
Schwabach lies south of Nuremberg and is known as the gold-beaters' town: gold leaf has been made here for centuries. Around Königsplatz and the town church, half-timbered houses and townhouses shape the old town, surrounded by quiet residential areas.
As an independent town outside any district, Schwabach governs itself but is closely linked to Nuremberg economically. The town is compact and popular with families and investors alike. Besides the old town there are residential areas from different decades with many smaller apartment buildings.

Small owners' associations, well organised
Especially in smaller buildings with only a few flats, owners often manage things themselves for a long time. That works as long as everyone has time and agrees. At the latest with a major repair, a change of owner or a dispute about the statement, it becomes difficult.
We take on the tasks the German Condominium Act (WEG) assigns to a manager: inviting to the owners' meeting, keeping the collection of resolutions, the budget, the annual statement and managing the maintenance reserve. For small associations we deliberately keep processes lean. Even a small association needs its own bank account, proper bookkeeping and insurance that suits the building. If any of this is missing, we set it up.
Repairs without guesswork
When a repair is due, we obtain comparison quotes from specialist firms and present them to the association with a clear recommendation. After the resolution we commission the work and check both the work and the invoice. For larger jobs we usually obtain three quotes.
That way it stays clear what the association's money is spent on. Smaller, urgent repairs are handled within the limits the association has given the manager, without waiting for the next meeting.
When a flat is sold
When a flat is sold, the manager is often involved. Many declarations of division state that the manager must approve the sale. We check this, give the approval in the required form and coordinate with the notary.
Buyers want to know beforehand what they are taking on: how high is the monthly contribution, how well funded is the maintenance reserve, which works have been decided? With the seller's consent we provide the budget, annual statement and minutes for this. After the change of owner we switch the contributions over and welcome the new owner into the association.
Annual statement and asset report
Once a year every owner receives the annual statement. Under the reformed WEG, the owners vote on the additional payments or adjusted advance payments that result from it. In addition, the manager must present an annual asset report that shows, among other things, the level of the maintenance reserve.
We prepare both so they can be understood without any knowledge of bookkeeping: which costs arose, how were they shared, what is left for the reserve? Before the meeting you can inspect the receipts and ask questions. That way there is less uncertainty at the meeting itself.
