Property Management Herzogenaurach
Rental management for landlords whose tenants come from all over the world – with clear processes.
Our services in Herzogenaurach
In Herzogenaurach we support landlords whose tenants often come from abroad and stay for a few years. We look after the whole tenancy – from moving in with all the formalities through ongoing support to moving out – and explain along the way what is usual in Germany.
Herzogenaurach: global brands in a half-timbered town
Herzogenaurach is home to adidas, PUMA and Schaeffler, making it a place of work for people from all over the world. At the same time, the town on the river Aurach has kept an old town with half-timbered houses and town towers. Many employees look for a flat close to work, so they can get to the office without a long commute.
For landlords this means steady demand for well-run flats – and tenants who expect clear, dependable processes.

Letting to international employees
People who are new to Germany don't know many of the rules yet. To register with the residents' registration office, which is due within two weeks of moving in, every new tenant needs a landlord's confirmation (Wohnungsgeberbestätigung), for example. We take care of it, so moving in works without delay.
We explain the tenancy agreement, house rules and handover report clearly, and our website is also available in English. This way we avoid misunderstandings before they arise. If a tenant needs a rent certificate, for example for their employer or an authority, we issue it.
Rental management with clear processes
Your tenants simply report damage through our online form; we commission the right tradespeople and keep track of progress. We prepare the service charge statement on time – the tenant must receive it no later than twelve months after the end of the accounting period.
We check incoming rent continuously. For questions about house rules, bin collection or heating, we are the first point of contact for your tenants, so you are not constantly called. If a payment is missing, we follow up politely but promptly, before arrears build up. When repairs are due in the flat, we agree the dates with the tenants beforehand, so nobody is left standing at a locked door.
When tenants move on
Many international employees only stay for the length of a project or an assignment. Tenants can end an open-ended tenancy with three months' notice. Using our online form for a change of tenant, a move-out can be announced early, so we can prepare re-letting in good time.
We arrange viewings with the outgoing tenants, inspect the flat when it is handed back and compare it with the move-in report. We record the meter readings and settle the deposit. Ideally the new tenant moves in shortly after, and your flat hardly stands empty.
Service charges explained clearly
For many tenants from abroad the German system is new: in addition to the basic rent they pay monthly advance payments towards the running costs, which are settled once a year. These include, for example, property tax, water, waste collection, cleaning, garden care and buildings insurance.
Heating costs are largely shared according to actual consumption. Where remotely readable meters are installed, tenants also receive monthly information on their consumption. If needed, we explain the statement point by point and answer questions, so that an additional payment does not turn into a dispute.
