Property Management Roth
Management of buildings with flats and shops – billed separately, documented properly.
Our services in Roth
In Roth we offer management for buildings where living and working come together, as well as for purely residential or commercial properties. With mixed use in particular, what counts is clean statements, well-kept contracts and reliably meeting the owner's duties.
Roth: county town on the Rednitz
Roth is the administrative seat of the district of the same name, south of Nuremberg. The town lies where the river Roth flows into the Rednitz, the Renaissance Ratibor Palace shapes the centre, and thanks to the Challenge Roth it is known in the triathlon world far beyond the region. Nearby is the Rothsee, a popular lake for leisure.
In the town centre around the market square, shops, practices and flats are often in the same building.

Living and business under one roof
Mixed-use buildings place special demands on management. Commercial and residential tenants have different contracts, and service charges have to be split fairly by use – for example when a shop uses more water or electricity than the flats above it. Costs that only concern individual units, such as servicing the ventilation system in a shop, are allocated precisely as well.
If the owner has opted for VAT on the commercial units, rent and service charges for those units are invoiced with VAT, while the flats are invoiced without. We separate the statements accordingly and coordinate tax questions with your tax adviser.
Keeping an eye on commercial leases
Commercial leases often have fixed terms, renewal options and indexation clauses that adjust the rent to inflation. We keep track of these deadlines, so no option and no possible rent adjustment is missed. With commercial leases much can be freely agreed in the contract, so each clause needs to be checked carefully.
When a unit becomes vacant, we help you find a new tenant who fits the building and the other occupants. When a lease is about to end, we remind you in good time, so you can decide calmly on renewal or re-letting.
The owner's duties, reliably taken care of
Where customers come and go, the owner's duties matter even more. Pavements must be cleared and gritted in winter – many municipalities pass this duty on to the property owners. Entrances, stairwells and yards must be safe to walk on and properly lit.
We organise winter service, caretaking and cleaning, keep track of maintenance dates for heating, lifts or fire doors and document when what was done. Should an accident or damage occur, this makes it possible to show that the duties were fulfilled.
What can go into a commercial unit?
Whether a shop can become a café, a practice or an office does not depend on the tenant alone. In an owners' association, the declaration of division sets out how a unit may be used. A different use may require the consent of the other owners, and depending on the case, planning permission may also be needed.
Before you sign up a new commercial tenant, we therefore check whether the planned use is permitted and clarify open questions with the association. This avoids expensive surprises after the contract has been signed.
