Property Management Nuremberg

WEG, rental and commercial management across Nuremberg – matched to the age and district of your building.

Our services in Nuremberg

For owners in Nuremberg we take care of the complete management: owners' associations under the WEG, individual let flats, whole rental buildings and commercial space. Below you can read what matters most in the city – from the age of the buildings and the districts to the rules for letting.

Nuremberg: old buildings, post-war reconstruction and new builds side by side

Nuremberg is Bavaria's second-largest city and has one of the most varied building stocks in the region. The old town was heavily destroyed in the Second World War and rebuilt afterwards. As a result, late-19th-century buildings, houses from the reconstruction years and modern new-build quarters often stand just a few streets apart.

For owners this has very practical consequences: a house from the 1950s needs a different maintenance plan from a renovated period building or a recent development. Pipes, roofs, windows and heating systems reach the end of their life at different times. Many buildings have also only been partly modernised over the decades, so old and new often meet in the same building.

Every district has its own issues

In St. Johannis, Gostenhof or the Südstadt, period buildings with high ceilings and back courtyards set the tone. Typical questions there are damp cellars, old rising mains or whether a loft can be converted. Langwasser and other post-war districts, on the other hand, have larger developments in which lifts, underground car parks and flat roofs need regular attention.

New builds in the more recent developments bring tasks of their own: the warranty periods with the developer have to be watched, so defects are reported in time. We adapt to your building instead of managing every house to the same pattern.

WEG management for owners' associations in Nuremberg

As WEG manager we base the budget and the maintenance reserve on the age and condition of your building. That way, larger works do not come as a surprise, and special levies can often be avoided or planned well in advance.

Before every owners' meeting we prepare the proposed resolutions with comparison quotes, so you can decide on a clear basis. Afterwards we carry out the resolutions and keep you informed about progress. We also prepare decisions on heating and energy-efficiency upgrades – questions many associations are dealing with right now – in a structured way.

Letting in Nuremberg

Letting in Nuremberg means dealing with a large rental market and clear legal requirements. For every new tenancy and every rent increase we check the rules that currently apply – such as the Nuremberg rent index (Mietspiegel) and, where it applies, the rent cap (Mietpreisbremse).

We give clear, verifiable reasons for rent increases and keep an eye on the deadlines. As part of rental management we also handle marketing, credit checks, the tenancy agreement and ongoing support through to the handover when a tenant moves out. From our office in Zirndorf, appointments in Nuremberg are only a short drive away.

Living together: house rules and shared areas

In many Nuremberg buildings, owner-occupiers and tenants live next door to each other. For this to work, clear rules are needed: on using the yard, the bike cellar and the laundry room, on separating waste or on quiet hours. If house rules are missing or out of date, we prepare a proposal the association can vote on.

If conflicts arise anyway, we mediate objectively between those involved and point to the rules that have been agreed.
